When there are too many people (demand) chasing too few houses (supply), prices increase. And sometimes, that can happen really fast. With that said, in 2019, the best time to buy a house was probably around September—when existing home prices had a pretty nice drop of $7,000 and inventory was only down 10,000 homes. Compare that to buyers who waited until October—home prices only went down $1,000 and inventory dropped by 50,000 homes!1

Home prices are usually at their lowest in winter. January kicked off 2019 with the lowest median home price of the year at $249,000. And then, after rising all year, prices saw their greatest fall from December 2019 to January 2020—a drop of $9,000! So if the best time to buy for you means getting the lowest price, be sure to slip on your warm woolen mittens.

Keep in mind, winter is usually hibernation time for real estate—fewer houses are for sale during the busy holiday season (not to mention some regions have the cold and snow to deal with). Last year, the number of homes for sale saw its greatest drop from November to December—losing 250,000 homes from the market!

Super low inventory could make it harder to find a home that has all the features you want. But no worries—who really needs a jacuzzi in the master bathroom anyway?

What Month Do Most Houses Go on the Market?

Spring is when most houses go on the market. In 2019, the national amount of homes for sale shot up an additional 160,000 from March to April—the fastest rate of growth all year. That number kept growing each month and ended in June with the highest inventory of the year at 1.92 million home listings! So, if a jacuzzi and an outdoor fire pit is a must for you, spring is the time to shop.

On the downside, spring is also the busiest house-hunting season, so competition and prices will likely be at their highest. Last year, home prices shot up $11,000 from April to May and reached their highest point of the year in June at $285,000. But if you can budget for it, it’s often worth shopping when there’s an abundance of homes on the market to choose from.

Is a Recession a Good Time to Buy a House?

A recession isn’t necessarily a good or bad time to buy a house—again, it really depends on your financial situation. During a recession, the economy stops growing due to less activity related to buying and selling. Instead of things eventually hitting an upward swing, the economy shrinks for about six months—and the negative effects from this downturn can last a lot longer.

If a recession puts you at high risk of losing your job or your finances are out of whack, then it’s definitely a bad time to buy a house. But if your income is stable and you’re killin’ it with your finances, buying a house during a recession could actually land you a sweet deal—since prices are generally lower.

But Really. . The Best Time to Buy Depends on You

One more time for the people in the back: Sure, you can try timing your home purchase just right to find the widest selection or pay the lowest price. But really, the best time to buy is when your finances are in order.

Here are the biggest signs you’re ready to buy a house:

  • You have zero debt and a big fat emergency fund. The biggest expenses that get in the way of people saving for a home purchase are all debt-related: student loans (51%), credit card debt (45%) and car loans (38%).3 Dump the debt and your income will be freed up to help with your home adventure!

  • Your house payment won’t be more than 25% of your take-home pay. This 25% limit includes principal, interest, property taxes, homeowner’s insurance and, if your down payment is lower than 20%, private mortgage insurance (PMI).   • You know how to choose the right mortgage. The overall lowest cost mortgage is a 15-year fixed-rate conventional loan. Beware of fancy mortgage products like ARM, FHA, VA, USDA and even a 30-year loan. They’re designed to help people who really aren’t financially ready to buy a house get one anyway—and then pay through the nose for it over the next few decades in the form of extra interest and fees.

  • You can handle homeownership costs. Most homeowners complete an average of nearly seven home maintenance projects in a year, costing a total of $1,100.4 Sadly, there’s no more landlord to fix things for you. Also, moving into a bigger space usually means your utility bill will be bigger too—so make sure you can budget for these things.

  • You plan on staying put for a while. All the up-front costs and work you’d put into getting a house probably won’t be worth the small amount of value you’d gain by living in it for only a short amount of time. But if you love your city and plan to stay put for at least several years, buying a house is a great investment!

Since most areas are experiencing a housing shortage, sellers likely won’t be in jeopardy of missing out on a great offer by keeping their options open for a couple of weeks.

“Selling a home in one day or one weekend sounds exciting but often induces risks and less money to the seller than allowing a few more days,” Phillips says. “In today’s hot real estate market, sellers may lose out when buyers make high offers but build in contingencies to get out of the transaction later.”

Finally, keep in mind that many buyers are making offers on multiple properties to up their odds of getting a deal in this super-competitive landscape. This can be dicey if another seller also chooses the buyer you choose.

An experienced real estate agent or attorney can help you suss out the best offers while guiding you through the terms and conditions that work in your favor.

“There are a lot of stunts these days, so you need to be legally protected. Not only are best time to list a house receiving multiple bids, but buyers are making multiple bids,” says Minette Schwartz, senior director of luxury sales at The Schwartz Team with Compass in Miami.

Don’t Slack on Staging

Even desperate buyers are prone to walk away if the house doesn’t live up to the price tag, or at least get close to it. And in today’s world of aspirational real estate shows aplenty, real estate agents say it’s essential for sellers to present their home in the best light so that people can visualize themselves in it.

According to a recent National Association of Realtors survey of real estate agents, 7 out of 10 agents said photos, videos and virtual tours were far more important since the Covid-19 pandemic began.

Additionally, 23% of buyers’ and sellers’ agents said that staged hotels near university at buffalo fetched between 1% and 5% more in dollar value than similar homes that did not get a makeover.

This doesn’t mean you should sink money into major renovations, says Adrienne Allen, a real estate broker at Homie in Henderson, Nevada. For sellers who want to juice their profits, the usual suspects will do: a fresh coat of paint, organize, minimize clutter and do a deep clean.

“Don’t worry about expensive remodels or renovations right now. Save that money and list the home,” Allen says. “As long as it is clean and decluttered, it will sell quickly.”

Yes, Cash Is Still King—But Terms Matter, Too

In the hierarchy of home offers, the cash offer is at the top. Cash simplifies the buying process. Without lenders in the mix, you’ll save time and reduce the risk of the deal not going through.

Cash offers offer several benefits, including:

  • Sellers don’t have to depend on lender financing for the sale to happen.
  • Cash buyers can remove appraisal and financing contingencies.
  • The closing is usually smoother and faster.

“With a cash offer, a closing can be done in as little as 14 days compared to the normal 30 to 60 days. It also removes the mountain of paperwork that comes with a loan, which removes stress,” Shah says.

The downside of cash buyers is that they might try to negotiate more than someone who is financing the purchase.

Beyond how the buyer is paying for the house and even how much they offer, experts agree that sellers should pay close attention to the terms of the sales contract. If a buyer builds in terms (commonly referred to as contingencies) that allow them to back out of the deal when specific criteria are not met, then the seller could end up empty-handed.

“The best price is not always the best offer. Evaluating the terms is more important now than ever. It is a make-or-break for offers,” says Bret Weinstein, CEO of BSW Real Estate in Denver. “We are looking for both the highest and best offer, and that is hulu on amazon fire stick the terms show.”

It’s natural for sellers to want to take full advantage of this unprecedented opportunity that is today’s white-hot housing market. Nobody wants to leave money on the table when buyers are lining up to pay above the asking price.

But sellers should keep a cool head when it comes to pricing their home. Rather than list the house at the moonshot price you’re hoping for, work with your agent to come up with a strong opening price and let the market factors (low inventory, high demand) do the rest.

“Sellers are being seduced by a general market message that everything will sell, sell quickly and for top dollar” but they “need to understand that not every home or listing will sell at the top price,” Weinstein says. “Setting up your home, staging, cleaning and professional photography is still required. . Every additional buyer for your home can be an additional profit so maximize with a real-time strategy.”
